Crawl spaces commonly have the most problematic air mass in the house. Moisture, gases and pollutants build up in the unconditioned cold, damp crawl space from outside infiltration and from everyday activities. The higher relative humidity and lack of ventilation creates an environment that is conducive to mold growth, odors, infestation and damages the structure with wood rot, damp floors and beams. Harmful air pollutants such as radon, gases and toxins build up as well. This air then flows upwards naturally through stack effect leading to an unhealthy and uncomfortable environment for the whole house.

The Avir unit with advanced computerized technologies, utilizes wireless sensors that communicate with each other to monitor the conditions in both the crawl space and upper levels of the home to determine the optimal rate of ventilation based on prevailing conditions and automatically adjusts. The AVIR Crawl Space with Booster Fan unit constantly maintains balanced air pressure so that unconditioned air from the outside does not make its way into the crawl space. While foundation vents allow for arbitrary air flow of unconditioned air, the AVIR Crawl Space unit is sensible and controlled ventilation to expel the damp, polluted air and replenish it with a conditioned, drier air mass transforming the environment in the crawl space.

The Crawl Space Unit with Booster Fan:

Superior to foundation vents which allow any type of air mass to enter the crawl space indiscriminately, that can elevate the relative humidity with hot, humid air from outside. The crawl space units comply with building codes as specified in Code R408.3 Unvented Crawl Space:
Ventilation openings in under-floor spaces specified in Sections R408.1 and R408.2 shall not be required where:
1. Exposed earth is covered with a continuous Class I vapor retarder…. and
2. One of the following is provided for the under-floor space:
2.1. Continuously operated mechanical exhaust ventilation at a rate equal to 1 cubic foot per minute (0.47 L/s) for each 50 square feet (4.7m2) of crawlspace floor area, including an air pathway to the common area (such as a duct or transfer grille), and perimeter walls insulated in accordance with Section N1103.2.1 of this code;

We recently had an opportunity to install twenty seven (27) of your units in a large condo complex where every building had a crawl space beneath with moist earthen floors. Sealing these floors with poly was not enough to reduce the spore count which penetrated the living space above. Installation of your crawl space units with booster fans solved the problem and now the residents of that complex are able to inhale air free of contaminants. Department of Energy Testing

Extensive testing conducted by the Department of Energy monitored 12 identical homes to compare crawl spaces with foundation wall vents to closed crawl spaces without foundation vents that utilized mechanical ventilation.

Here are the general findings:

  • Foundation vents add excess moisture during hot humid weather, promoting conditions conducive to mold growth.
  • Vapor barriers by themselves do not keep the crawl space dry enough.
  • Closed crawl spaces with mechanical ventilation stay dry all year round.

  1. What about the additional energy cost of using the heat and air conditioning from upstairs?It’s a scientific fact that less energy is required to heat or cool a dry environment as opposed to a damp one. In one Dept. of Energy test, the heating and air conditioning costs of homes with crawl spaces using mechanical ventilation similar to our units, saw a 17% reduction for the whole house. Each house will vary but the units will increase efficiencies of the HVAC systems.

    It’s a controlled sensible ventilation that at high rate, is equivalent to running 2 bathroom fans. Once optimal conditions are achieved the unit goes into low speed of 40 cfm to maintain the environment.

  2. Why is this better than a dehumidifier?Dehumidifiers have limited capacity, do not create necessary air exchanges, are energy guzzlers and require maintenance. For a full comparison see the “Benefits” tab.
  3. The house is really tight and energy efficient, won’t this depressurize the house?The installation requires that replenishment air is simultaneously drawn down to balance out the expelled air. In reality, the unit exhausts at a low rate in the winter when the house is closed up more. In the summer you have more doors and windows open. The ventilation rate when it is running at high which isn’t all the time, is no more than 2 bathroom fans. It’s requires less air supply than most of the equipment in the house; boilers, water heaters, combustion, fans, etc.
  4. Why is this a year-round solution?In the summer the problems are more evident, but everyday activities in the home always generate moisture. When there is inadequate ventilation, the stagnant moist air nourishes mold, odors, mildew and dust mites. By depriving them of those conditions, they become inactive and cannot grow.

    Indoor pollutants and gases are part of the indoor environment. The unit will continuously expel harmful gases such as radon, combustion gases, VOC’s, toxins and other pollutants.

  5. Does this help in reducing Radon? Yes. Radon enters at the lowest point in a home. The unit is installed at the lowest level with vents at the bottom that pull in and expel the radon as well as other types of gases (i.e. combustion, toxic vapors). Tests have shown dramatic reduction of radon; as much as 90%. However, the unit does not regulate or measure radon levels. The installation allows for balanced replenishment air so that the area is not depressurized.
  6. The floors are warped, buckling or there’s condensation – how does this help?Moisture saturates into a structure when there is no ventilation. The constant air flow will extract the trapped moisture and keep the structure dry, reducing maintenance costs, repairs and replacement.
  7. How will this improve air quality?Codes and health authorities urge moisture control and mechanical ventilation to reduce mold, asthmatic triggers, infestation. Air exchanges are needed to expel gases and pollutants. Indoor air can be 5-100 times worse than outdoor air. This unit will continuously create an air exchange throughout the house and reduce biological growth.
  8. Why doesn’t this unit shut off in the winter when humidity is low?When relative humidity is low, the unit will operate in maintenance mode to ensure constant ventilation to maintain a healthier indoor air environment. In the winter people are more shut in and all the gases, chemicals, toxins are sealed in and are inhaled. Often in the winter there are more illnesses and respiratory ailments. Moisture and pollutants are constantly in our environment, regardless of the season.
